When you live in the mountains, community and landscape are always intertwined. This week reminded me just how special Summit County is—from neighbors coming together to clean up our rivers, to town leaders shaping Silverthorne’s future, to a market that’s finding its rhythm again after years of intensity. And of course, we get to step inside a stunning mountain-modern home just south of Breckenridge.
What’s Happening in Summit County
The Blue River Festival is kicking off with a launch party at the Patagonia Store in Breckenridge on Friday, September 5th. The celebration leads into Saturday’s county-wide cleanup effort where volunteers roll up their sleeves to protect the waterways that make our community so beautiful. Last year, over 200 people collected 4,000 pounds of trash and invasive species. This year promises the same energy, capped off with a volunteer party at the Frisco Marina and live bluegrass music from Local Folk. It’s a reminder that giving back to this place keeps it thriving. Summit County Real Estate News
Over in Silverthorne, the long-debated riverfront project has finally found common ground. The newly approved Après Shores II development trims the original plan down to 49 units and adds thoughtful touches—better traffic flow, headlight screening, and a new stretch of recreation path along the Blue River. After years of back and forth, both the town council and local residents seem to agree that this version fits the neighborhood far better. It’s a win for progress and community collaboration.
Market in a Minute
Summer 2025 brought balance to Summit County’s real estate market. For the first time in a while, buyers and sellers are meeting in the middle. Newer builds are attracting the most attention, while older homes are taking a little longer to move. Luxury condos and townhomes between $1.5M and $5M saw a surge in activity, proving that demand in the high end is still strong. At the same time, the average sale price dipped slightly year over year, showing a bit of cooling after an exceptionally hot few seasons. It’s not a buyer’s market or a seller’s market—it’s finally feeling like both sides have a fair shot. Link >
Listing of the Week
This week’s spotlight is on 301 Quandary Road, just south of Breckenridge in the Blue River area. Built in 2023, this modern mountain home offers nearly 3,800 square feet of open, light-filled living space. With 4 bedrooms, 5 bathrooms, a cantilevered deck, and beautiful touches of steel and wood throughout, it blends sleek design with natural surroundings. Listed at $2.48M, it’s hard to believe this home is still available. Between the views, the privacy, and the craftsmanship, it feels like a true retreat in the Rockies. Link >
