Will Summit County See a Flood of New Listings This Summer? | Ski Summit Show Ep. 161

As we head into Memorial Day Weekend here in Summit County, we’re starting to see the early signs of something buyers and sellers have been waiting for — more inventory. The big question now is whether buyer demand can keep pace with the wave of new listings expected to hit the market over the next several weeks.



In this episode of the Ski Summit Show, I break down what we’re seeing in towns like Breckenridge, Keystone, and Frisco, talk about possible ADU changes in Frisco that could impact local housing, and tour an incredible riverfront property in Breckenridge that perfectly captures mountain living.

Inventory Is Starting to Build Across Summit County

One of the biggest conversations right now in Summit County real estate is inventory growth. For much of the year, listing activity has been relatively steady and in line with the last couple of years. But historically, Memorial Day Weekend signals the beginning of a major seasonal inventory increase.

At the moment, there are a little over 600 active properties on the market, and we expect that number to climb quickly as more sellers list their homes heading into summer.  

The encouraging part is that buyer demand has actually remained fairly healthy. Properties going under contract are pacing well compared to the previous two years, which tells us buyers are still active despite interest rates and economic uncertainty.  

We’re also seeing days on market improve slightly, while average price reductions remain fairly modest around 2–3% off asking price.  

That said, if inventory rises substantially and buyer demand slows, we could eventually see pricing soften later this season. More options for buyers usually means more competition among sellers.

Frisco Considering ADU Rule Changes

This week’s real estate news focused on proposed changes to accessory dwelling unit (ADU) regulations in Frisco.  

Currently, Frisco requires ADU tenants to work locally in Summit County for at least 30 hours per week, while also meeting strict income limitations. There are also caps on how much rent homeowners can charge.  

Some property owners have argued that these restrictions make it financially difficult to justify building ADUs in the first place. Proposed changes could remove some of the income restrictions and provide homeowners with more flexibility.

Personally, I think encouraging more ADU construction could help increase local housing options and improve long-term rental inventory across the county. More housing supply often creates healthier competition and can help stabilize pricing naturally over time.

Listing of the Week: 273 River Park Drive, Breckenridge

This week’s featured property is absolutely stunning.

273 River Park Drive sits just outside downtown Breckenridge along the Blue River and offers one of the best combinations of location, design, and outdoor living I’ve seen recently.

Memorial Day Weekend is officially kicking off the busy summer season here in the mountains. Trails are opening up, patios are filling up, and we’re entering one of the most active periods of the year for real estate activity.
