Where Are the Buyer’s Markets in Summit County Right Now?

If you’ve been waiting for a little more negotiating power before buying a home in the Colorado mountains, we’re finally seeing some opportunities open up. Inventory is still giving buyers choices, and in places like Breckenridge, Dillon, and Keystone, the numbers are beginning to lean in the buyer’s favor.

This week on The Ski Summit Show, we’re taking a closer look at where buyers currently have the upper hand. We’re also checking out what’s happening in Keystone, talking about the proposed redevelopment of the Skyline Cinema property in Dillon, and touring a turnkey condo at Wild Irishman that could have you settled into Keystone before ski season.

Market in a Minute: Where Do Buyers Have the Advantage?

This time of year, we typically start seeing the number of new listings decline while more properties begin going under contract. Homes have been sitting on the market throughout the summer, fewer sellers are putting new properties on the market, and buyers are beginning to make decisions.

That’s a healthy seasonal trend, but there are still some areas where buyers have room to negotiate.

Breckenridge is one of them.

Breckenridge condos are currently leaning toward a buyer’s market, with a median list price around $820,000. Single-family homes, with a median list price around $3.25 million, are showing an even greater buyer advantage.

Dillon is also showing a slight buyer advantage, particularly for condos. The median list price we looked at was approximately $804,350, although it’s important to remember that those numbers include a lot of Keystone properties.

Keystone itself has also been leaning more toward buyers lately.

That doesn’t mean there’s anything alarming happening in the Summit County market. Quite the opposite. The overall market remains healthy. What it does mean is that buyers may currently have more negotiating room than they’ve had in some time.

If you’ve been watching from the sidelines, this could be a good opportunity to start looking more seriously.

What’s Happening: Summer Isn’t Over in Keystone

School may be going back into session, but summer in Summit County isn’t finished yet.

Keystone still has plenty happening throughout August, including its summer concert series at River Run Village. The Shaky Hand String Band is part of the lineup, along with more live entertainment later in the month.

There are also Summer Afternoon Club activities and other events happening around Keystone.

It’s one of the things I love about living here. Skiing may get most of the attention, but these mountain communities stay active year-round.

Real Estate News: Housing Could Replace Skyline Cinema in Dillon

One of the bigger local real estate stories this week is the proposed redevelopment of the Skyline Cinema property in Dillon.

The project has received Planning & Zoning approval and calls for approximately 150 rental apartments on the property.

There’s an obvious tradeoff here.

On one hand, Summit County needs housing, particularly housing for people who actually work in our local communities. According to the proposal we discussed on the show, 20% of the units would be deed-restricted workforce housing.

On the other hand, losing the movie theater is disappointing. It’s a longtime local amenity and one of relatively few indoor entertainment options for families and younger people in the area.

Residents have also raised concerns about the density of the development and the effect it could have on neighboring properties.

It’s a good example of one of the challenges Summit County continues to face: how do we create the housing our workforce needs while preserving the amenities and character that make these communities desirable places to live?

The project still has additional steps ahead, so the theater isn’t disappearing tomorrow. But it certainly looks like significant change could be coming to this part of Dillon.

Listing of the Week: 423 Wild Irishman Road in Keystone

For our Listing of the Week, we’re heading to Wild Irishman in Keystone.

This is a renovated two-bedroom condo offering nearly 1,000 square feet of space and a great mountain setting. Wild Irishman is one of those complexes I really like because you’re close to National Forest land and trails while still having easy access to the Keystone ski area by shuttle.

The property has been updated with a stacked-stone wood-burning fireplace, refreshed kitchen, newer finishes, and furnishings. It’s turnkey and ready to go.

You also get a large sunny deck, plenty of surrounding green space, a clubhouse, and an outdoor pool.

At $695,000, I think this is an interesting opportunity, especially considering what we’re currently seeing in the Keystone market.

If you’ve been thinking about owning a place in Keystone, there’s still time to potentially get something closed and ready before ski season.

Is It Time to Start Looking?

Buyers have spent a long time dealing with a market that consistently favored sellers. That balance is starting to look different in a few Summit County communities.

Breckenridge, Dillon, and Keystone are showing areas of opportunity, inventory is giving buyers choices, and there may be more room to negotiate than we’ve seen in recent years.

That doesn’t mean every property is a deal. It means being selective, understanding the individual market, and knowing where you have leverage matters more than ever.
