What Seven Months of Inventory Means for Summit County Real Estate

Summit County’s real estate market has shifted, giving buyers more choices and more room to negotiate than they had just a few years ago. In Episode 172 of the Ski Summit Show, Matt Dayton explains the market data, examines Silverthorne’s affordable housing challenge, and tours a nearly new Keystone condo listed under $1 million.

What Is “Months Supply” in Real Estate?

Months supply estimates how long it would take to sell every home currently on the market if no additional properties were listed and sales continued at their current pace.

Think of it like the inventory on a grocery store’s shelves: if no new products arrived, how long would it take customers to buy everything that remained?

This number gives buyers and sellers a quick way to understand the balance of the market:

  • A lower months supply generally favors sellers.
  • A higher months supply gives buyers more choices.
  • A balanced market usually falls somewhere between the two.

In early 2023, Summit County had approximately 3.7 months of inventory. That figure gradually increased through 2024 and 2025, and the county now has more than seven months of supply.

Breckenridge is currently above eight months, while Dillon is closer to six. Properties are also taking longer to sell, with average days on market around 84.

These numbers indicate that Summit County is leaning toward buyers, although conditions vary by community, price range and property type.

What This Means for Buyers and Sellers

Buyers may have more time to compare properties, conduct their due diligence and negotiate favorable terms. That does not mean every seller is desperate or every listing will accept a low offer—but buyers generally have more leverage than they did during the fast-moving seller’s market.

For sellers, accurate pricing and strong presentation have become increasingly important. Homes that enter the market overpriced may sit longer, while well-positioned properties continue to attract serious buyers.

Union Peak Festival Returns to Copper Mountain

Copper Mountain’s Union Peak Festival runs August 28–30, 2026, with live music, mountain biking, running events and a summer rail jam using stored snow.

The musical lineup includes The Revivalists, Magic City Hippies, Turnpike Troubadours, The Sheepdogs and additional performers. It is a full weekend of music and mountain sports as Summit County begins transitioning from summer toward fall.

Silverthorne and Colorado’s “Missing Middle”

Silverthorne joined Colorado’s Proposition 123 affordable housing program in 2023, committing to increase its affordable housing supply in exchange for access to state funding.

Although Silverthorne has more than 150 deed-restricted homes, town leaders question whether the program’s income requirements match the community’s actual housing needs.

Many local teachers, firefighters, tradespeople and other professionals earn too much to qualify for income-restricted housing but still cannot afford a market-rate home in Summit County. This group is often described as the “missing middle.”

The challenge is not simply adding units—it is creating housing that the local workforce can qualify for and realistically afford. Silverthorne officials are now considering how to better align future housing commitments with the needs of the community.

Matt also notes that second homes and short-term rentals support an important part of Summit County’s economy, including property management, construction, maintenance and real estate jobs. Finding the right balance remains complicated.
