We’ve got a strong lineup this week.

First up — Summit Nordic is heading to the state championship meet. As someone who competed in Nordic Combined and won state championships myself, I know firsthand how hard these athletes train. This sport demands everything — endurance, grit, discipline. Summit County has a real shot this year on both the boys and girls sides, and we’ll keep you updated on how they perform.

HB 1036 Vacancy Tax — Officially Dead

Let’s talk real estate news.

Colorado lawmakers killed HB 1036 — the proposed vacancy tax bill that would have allowed local governments to impose taxes on homes sitting vacant for certain periods of time  .

Now — I understand the motivation behind the proposal. Housing affordability is a real concern in mountain towns. But policies like this can have unintended consequences.

Second homeowners are a major part of our local economy. They invest here. They renovate here. They spend money here. And they have options — if policies become punitive, they can sell and reinvest elsewhere.

In my view, killing this bill helps preserve stability in our market.

Market in a Minute – Four Towns, Four Markets

Here’s what we’re seeing right now:

Breckenridge (Single Family Homes):

Leaning slightly toward a buyer’s market. High-end inventory isn’t moving at the pace we saw last year. That opens opportunity.

Frisco:

More firmly in buyer territory. Inventory is building and homes are taking longer to sell.

Silverthorne:

Balanced. Not a strong push either direction.

Dillon:

Slight seller advantage. Lower standing inventory and quicker movement.

As we head into spring and summer, expect inventory to grow. More listings will hit the market, and that can shift the balance again.
