This week on The Ski Summit Show, Matt Dayton shared a July market recap for Summit County, highlighted summer events in Keystone, covered a major new development coming to Silverthorne, and featured a private homesite at 303 Red Sky Road in Wolcott.

July brought healthy real estate activity across the Summit County market, with Matt noting 139 sales over the past 30 days. The average list price came in around $1.5 million, while the average sold price was approximately $1.468 million. That puts sold prices at about 97.86% of list price, which is a strong indicator that well-positioned properties are still moving.

Market in a Minute: July Summit County Real Estate Recap

One of the most notable numbers from this week’s market recap was the average days on market. Matt shared that properties averaged 52 days on market, which is a positive shift compared to previous averages closer to 80 days. That tells us buyers are still active, especially when homes are priced correctly and presented well.

The highest-priced sale Matt highlighted was 65 Aerie Drive in Silverthorne, which sold for $5.2 million. The home offered more than 6,200 square feet, five bedrooms, seven bathrooms, and incredible views across the Gore Range. It was a strong example of continued demand for high-end mountain homes with privacy, views, and standout design.

What’s Happening in Summit County: Keystone Concert Series

Summer events are in full swing, and Keystone continues to be a great place to enjoy concerts and community gatherings. This week, Matt highlighted the Keystone Concert Series, including a free performance from the National Repertory Orchestra on July 11.

Keystone can sometimes be overlooked during the summer compared to some of the busier resort areas, but it offers a great setting for concerts, festivals, comedy events, and other mountain-town experiences. If you are looking for something a little quieter and less crowded, Keystone is worth keeping on your summer schedule.

Real Estate News: Fourth Street North in Silverthorne

In real estate news, Matt covered Fourth Street North, a new mixed-use development coming to downtown Silverthorne. The project is expected to include 72 residential units, ground-floor retail and restaurant space, a 111-room hotel, structured parking, public gathering areas, and a more pedestrian-friendly design.

Matt noted that Silverthorne has been working to become more walkable and active year-round, and Fourth Street North appears to be part of that larger vision. With new shopping, dining, lodging, workforce housing, and market-rate condos, this development could bring more life and energy to downtown Silverthorne.

The project is expected to be delivered in 2027, likely toward the end of the year. For buyers, investors, and local residents, this is one more development to watch as Silverthorne continues to evolve.

Listing of the Week: 303 Red Sky Road in Wolcott

This week’s Listing of the Week is 303 Red Sky Road in Wolcott, Colorado. Listed at $635,000, this is a large homesite offering privacy, space, and access to a different kind of mountain lifestyle.

Wolcott sits west of Summit County, past Copper and Vail, and offers a slightly lower elevation, a warmer climate, and shorter winters compared to some of the higher alpine communities. Matt pointed out that this property is roughly 35 to 45 minutes from Summit County, depending on the drive.

The homesite sits in a beautiful setting with wide-open space, scrub oak, mountain views, and privacy from neighboring properties. The area also offers access to amenities like a clubhouse and golf course, making it a strong option for someone who wants room to build, more privacy, and a slightly different mountain environment.

Final Thoughts

This week’s episode showed a Summit County market that remains active, especially for homes that are priced appropriately. At the same time, Silverthorne continues to grow as a year-round mountain town, Keystone is offering great summer events, and nearby communities like Wolcott provide unique opportunities for buyers who want privacy, space, and access to the broader mountain lifestyle.
