Summit County Buyers Still Have Leverage as Summer Inventory Climbs

This week on The Ski Summit Show, Matt Dayton looks at a busy summer real estate market in Summit County. Sales improved in June compared with last year, but inventory continues to climb, giving buyers more properties to consider and additional room to negotiate.

Summit County’s Summer Market Remains Healthy

The number of new listings continues to rise as Summit County moves deeper into July. Under-contract activity is also performing well, but inventory is still growing faster than sales.

That balance is creating a relatively healthy market. Buyers have options, while sellers with well-positioned properties can still attract serious interest.

The key factor is pricing.

Homes that enter the market at a realistic price are moving relatively quickly. Properties that begin above the market are taking longer to sell and are more likely to require price reductions.

Matt noted that the median time on market is approximately 31 days, with properties selling at roughly 2.6% below asking price. Sellers are not necessarily being forced into dramatic discounts, but they should be prepared for buyers to negotiate.

Frisco’s Thursday Concert in the Park Series

For this week’s look at what is happening around Summit County, Matt highlights the Thursday Concert in the Park series in Frisco.

The concerts take place from 5:30 to 7:30 p.m. and offer a relaxed way to enjoy a summer evening in town. Guests can bring lawn chairs, listen to live music, and purchase food and drinks at the event.

Upcoming performers discussed in the episode include Jubilingo and Float Like a Buffalo.

Nordic Combined Removed from the 2030 Olympics

This week’s Olympic news is personal for Matt, who represented the United States in Nordic combined at the 2002 Winter Olympics in Salt Lake City.

The International Olympic Committee has removed Nordic combined from the 2030 Winter Games. For Matt, the decision is especially disappointing because Nordic combined has been part of the Winter Olympics since the inaugural Games in 1924.

The sport combines ski jumping with cross-country skiing, requiring athletes to master two completely different disciplines. Matt believes the problem was not the quality of the sport, but the Olympics’ failure to promote it effectively and tell compelling stories about its athletes.

The decision also affects young competitors who have spent years pursuing the dream of representing their countries on the Olympic stage.

Listing of the Week: 301 Quandary Road

This week’s featured property is 301 Quandary Road in Breckenridge.

The home has returned to the market with updates, new furnishings, improved photography, and a reduced price. It offers approximately 3,792 square feet with four bedrooms and four bathrooms.

The mountain-modern interior includes an open floor plan, natural wood, warm finishes, and a private primary suite above the garage. Outside, the property features a covered porch, space for a hot tub, mountain views, and direct access to a pond and water feature.
