Summit County Buyer’s Market? Blue River STR Freeze | Ski Summit Show Ep. 164
This week on The Ski Summit Show, we are looking at one of the biggest questions in the Summit County real estate market right now: are we in a buyer’s market or a seller’s market? The answer depends on where you’re looking. Each town in Summit County has its own story to tell, and that’s exactly what we’re digging into this week.
We’re also talking about Father’s Day weekend events around the county, some important short-term rental news out of Blue River, and a great Listing of the Week at 5080 Montezuma Road.
Market in a Minute: Buyer’s Market or Seller’s Market?
For this week’s Market in a Minute, I took a look at several towns across Summit County, including Breckenridge, Frisco, Silverthorne, Dillon, and Keystone.
In Breckenridge, the current market index is showing a slight buyer’s market for single-family homes. Condos in Breckenridge are also showing a slight buyer’s market. That doesn’t mean the market has stopped moving. We’re still seeing activity, and properties are still going under contract, but buyers may have a little more negotiating room than they did when inventory was tighter.
Frisco is a little different. Condos are showing a slight seller’s market advantage, though the trend has been moving lower for several weeks while prices have remained relatively stable. That could create some downward pressure if more inventory continues to come on.
Overall, we’re entering the time of year when we typically see more listings hit the market. I’d still call the market pretty healthy, but there are definitely more opportunities for negotiation. Sellers should expect some offers to come in below asking, but don’t hesitate to counter. A lot of buyers are testing the waters right now, but many of them really do want to buy.
What’s Happening in Summit County: Father’s Day Weekend
Father’s Day weekend is coming up, and there are some great events happening around Summit County.
In Keystone, Float Like a Buffalo is playing as part of the Keystone Concert Series on June 19 from 4 to 6 p.m. in River Run. It’s a free show and should be a loud, fun one with plenty of energy.
Over at the Dillon Amphitheater, the Nitty Gritty Dirt Band is coming to town on June 16 at 7 p.m., with doors opening at 6. These guys have been around forever, and it’s an all-ages show.
The Lake Dillon Beer Festival is also coming up, which is always a great Summit County summer event to keep on the radar.
Real Estate News: Blue River Freezes New STR Licenses
The big real estate news this week is coming out of Blue River.
The town has enacted an emergency moratorium on new short-term rental licenses and renewals of lapsed licenses through December 31, 2026.
The important thing to understand is that if you already have an active short-term rental license, you are not losing it because of this freeze. But if you do have one, don’t let it lapse.
Blue River has been under increased pressure because so many other areas of Summit County already have caps or restrictions on new short-term rental licenses. Buyers who still want short-term rental ability have been looking closely at Blue River, and that has put more pressure on the town.
I can understand both sides of this. If you live in a neighborhood and every house that sells becomes a short-term rental, it changes the character of the neighborhood. At the same time, short-term rental rules are a major factor for buyers, sellers, and investors in Summit County. This is exactly why it’s so important to understand the local rules before buying.
Listing of the Week: 5080 Montezuma Road
For Listing of the Week, we’re taking a look at 5080 Montezuma Road.
I honestly can’t believe this one is still on the market. It’s an absolutely gorgeous setting with over 8 acres right on the Snake River. You’ve got mountain views, privacy, an improved driveway area, and a cool little pump house cabin structure right by the river.
This is one of those properties that really captures what people love about the mountains. You’ve got water, space, views, and a private setting that feels like a true Colorado getaway.
There’s also a chairlift to nowhere on the property, which gave us a good laugh in the episode. Benji called it a chairlift to nowhere, and I said maybe we should market it as a private lift.
