Listing of the Week: 87 Audrey Circle
This one is special for me—it’s actually a home I used to own.
Located in the Farmers Grove neighborhood between Breckenridge and Frisco, this duplex lives much more like a single-family home. You own your side, you’ve got great separation, and it’s in one of the most family-friendly areas around.
It’s just over 1,400 square feet with 3 bedrooms and 3 bathrooms, listed right around $1 million. The layout is clean, bright, and functional, with tons of natural light and a great backyard setup.

After years of anticipation, the Kindred Resort in Keystone is finally opening.
This is a major development right at the base of the gondola, and it’s designed to be more than just a private luxury space—it’s meant to bring people in. Restaurants, a high-end bar, live music, and public access are all part of the vision.
Most of the units have already sold, with remaining inventory ranging roughly from $2.5M to over $5M.

Market in a Minute: Should You List Now or Wait?
This is the question I’m getting constantly right now.
Here’s what I’m seeing:
We’re in “mud season,” which is typically slower. But even with that, inventory is still down about 7–8% year-over-year, sitting around 545 listings.
At the same time, we’re seeing strong activity with properties going under contract—possibly an early signal of a busy summer.
Here’s my take:
If you’re a seller, listing now could give you an advantage before more inventory hits the market. I expect we’ll see a surge of listings this summer, which means more competition.
If you’re a buyer, patience might pay off. More options could be coming soon.
Timing matters—but strategy matters more.
Real Estate Tip of the Week: Can You Trust Zillow’s Zestimate?
Short answer? Not really.
Here’s why:
Zillow lost around $800 million trying to buy homes using their own algorithm. They also saw massive losses in stock value tied to those same models.
Even more telling—their own CEO sold his home for significantly less than its Zestimate.
The issue is simple: algorithms don’t understand your home.
They don’t see the finishes, the lot, the view, the sun exposure, or the upgrades. And here in the mountains, no two homes are truly alike.
Zestimates might give you a rough idea—but they are not a pricing strategy.
If you price your home wrong, you risk sitting on the market longer, dealing with constant showings, and ultimately selling for less than you could have.
A real, local evaluation will always outperform an automated guess.
