One of the biggest updates right now is the upcoming closure of Swan Mountain Road.
Starting May 15th, this key connector between Breckenridge and Keystone will be closed for approximately 14 weeks. This is a major route around Dillon Reservoir, and its closure will significantly impact travel times throughout the county.
The upside is that the full closure allows crews to work more efficiently, saving an estimated $400,000 on the project. There are also plans in place for emergency access if needed, including wildfire response scenarios.

Overall, inventory is sitting around a balanced level, but when you break it down, there are very different stories depending on where you’re looking.
Luxury properties—especially those over $5 million—are seeing a significant increase in supply, with over 40 months of inventory. That’s a strong signal that buyers in that range have more leverage right now.
Meanwhile, more mid-range price points, particularly around the $1M–$1.5M range, are still relatively tight, with much lower inventory levels.
We’re also seeing new listings and pending contracts starting to converge, which could indicate strengthening demand as we head toward the summer season. It’s something we’re keeping a close eye on.
