Is Colorado’s Housing Market Slowing Down This Winter? | Episode 142
Finally — we’re getting some snow up here in Summit County. After a slower start to the season, it’s great to see winter reminding us why we live here.
On this week’s episode of The Ski Summit Show, we’re talking about how the ski season is shaping up, what locals do when the powder is scarce, and what’s happening right now in the mountain real estate market.
One thing people often forget is that winter in Summit County isn’t just about skiing. Sure, skiing is the centerpiece, but the lifestyle goes way beyond the slopes.
Ice Racing Is Back in Colorado
One of the more unique winter activities around here is ice racing, and the Our Gang Ice Racing group has officially released their 2026 schedule. These events happen on frozen lakes just outside Summit County and draw racers and spectators from all over Colorado.
It’s exactly the kind of thing that makes this area special — loud engines, frozen lakes, and people bundled up in snow boots watching cars slide sideways across the ice. It’s wild, it’s fun, and it’s a perfect reminder that mountain living is a full lifestyle, not just a ski pass.
Colorado Housing Market: A Normal Winter Slowdown
According to a recent article from Summit Daily News, Colorado’s housing market is seeing a seasonal winter slowdown — and that’s completely normal, especially in mountain markets.
Buyer activity naturally cools this time of year, homes take a little longer to sell, and pricing becomes more important than ever. Inventory is still higher than the ultra-low levels we saw in recent years, which gives buyers more options and leverage.
This is not a crash. Winter doesn’t kill the market — it filters out the noise. The buyers who are active right now tend to be more serious and more qualified.
Market in a Minute: When Should You Sell?
Looking at new listings versus homes going under contract, winter often brings less competition. While there may be fewer buyers overall, there are also fewer homes for sale.
That balance can actually work in a seller’s favor depending on your situation. There’s no one-size-fits-all answer, but winter can absolutely be a smart time to list if pricing, condition, and marketing are done right.
Listing of the Week: Ski-In / Ski-Out Keystone Condo
This week’s featured property is 224 Trailhead Drive, Unit 3074 in Keystone — a Timbers on River Run condo located right at the base of the gondola.
With ski-in/ski-out access, underground parking, radiant in-floor heat, strong amenities, and nearly 2,000 square feet of living space, this property delivers the mountain lifestyle without the $4M+ price tag you’ll see on many comparable ski-in/ski-out homes.
At roughly $1,200 per square foot, it’s a strong value for anyone looking to be in the heart of Keystone.
If you have questions about this property, the market, or whether winter is the right time for you to buy or sell, feel free to reach out. I’m always happy to help.
See you in the mountains soon…
