Market in a Minute: Supply Continues to Outpace Demand
Summit County inventory continues to climb, approaching 1,000 active listings. While buyer demand remains healthy compared to historical trends, the number of new listings is growing even faster.
For buyers, this means more choices and additional negotiating opportunities in many market segments. Sellers can still benefit from active demand, but today’s market requires thoughtful pricing and strong presentation to stand out.

Real Estate News: Breckenridge Makes Building ADUs Easier
Breckenridge has approved changes to its Accessory Dwelling Unit regulations that remove one of the biggest barriers many homeowners faced.
Previously, homeowners who built an ADU often had to accept a workforce housing deed restriction. Under the updated rules, owners who do not receive housing incentives from the Town will generally have much greater flexibility in how they use their ADU while existing short-term rental regulations remain in place.
Matt believes this is a positive step that could encourage more homeowners to build ADUs throughout Breckenridge. More guest homes could increase long-term housing opportunities while giving property owners additional flexibility for family members or long-term tenants.
If the program proves successful, similar changes could eventually spread throughout Summit County.
