Are Short Sales Returning? What It Means for Summit County Real Estate
This week on The Ski Summit Show, we explored a national housing trend that’s beginning to make headlines: the return of short sales. While the numbers remain historically low, they are increasing in some markets as homeowners who owe more than their homes are worth look for alternatives to foreclosure.

Market in a Minute: Short Sales Are Rising—Should Summit County Be Concerned?
A short sale occurs when a homeowner sells their property for less than the remaining mortgage balance, with the lender agreeing to accept the loss rather than proceeding through foreclosure.
Nationally, Realtor.com recently reported an increase in short sales, but Matt pointed out an important piece of context: compared to the aftermath of the 2008 housing crisis, today’s numbers remain extremely small.
Closer to home, Summit County tells a different story than many primary housing markets.
Unlike Colorado Springs, where short sales account for a larger percentage of listings, Summit County’s heavy concentration of second homes and vacation properties creates a different market dynamic. Many owners aren’t forced to sell immediately, allowing them greater flexibility during slower market conditions.
Matt also reviewed several recent Summit County sales that illustrate how some buyers who purchased during the height of the 2021-2022 bidding wars have recently sold at lower prices. These examples demonstrate that while Summit County remains a healthy market overall, individual neighborhoods and condominium complexes can behave very differently.
The takeaway?
Today’s market continues to offer buyers more negotiating leverage than we’ve seen in recent years, but these isolated sales should be viewed as exceptions—not evidence of widespread market distress.
