A $9.3 Million Breckenridge Sale, Ski Season Openings and Warren Miller at Keystone

A Breckenridge home just closed for $9.3 million. If you’ve been hearing that the real estate market is slow, that might sound surprising.

In Episode 181 of The Ski Summit Show, Benji and I look at what that sale tells us about the market, take a closer look at the home, and get ready for the start of ski season. There’s also a Warren Miller movie weekend coming to Keystone to help get everyone excited for winter.

What Does a $9.3 Million Sale Tell Us About Summit County Real Estate?

The first thing to remember is that Summit County contains several different real estate markets. A luxury home in the Highlands at Breckenridge attracts a different group of buyers and competes with different properties than a condo in Wildernest.

In the buyer-demand chart we discuss on the show, the $1 million to $1.5 million range accounts for a substantial part of the activity, while the $5 million-plus segment also shows sales. That’s a useful reminder that a slower experience for some sellers doesn’t mean every part of the market has stopped moving.

One reason I think some luxury buyers are still active is their flexibility around financing. Buyers who can pay cash may be less directly affected by mortgage rates, and some see an opportunity to find a property that fits their plans. That’s my interpretation of the activity we’re seeing, rather than a prediction about where prices go next.

One major closing shows that a buyer and seller reached an agreement on a particular home. It doesn’t establish the value of every property in Summit County.

If you’re thinking about selling, the useful question is how your home compares with the properties your buyers are considering. Recent comparable sales, current competing listings, condition, location and showing feedback all help put your position in context. A headline sale can start that conversation, but your own competition should guide the next step.

Featured Sale: 171 Lake Edge Drive in Breckenridge

This week’s featured sale is 171 Lake Edge Drive in the Highlands at Breckenridge. According to the supplied property information and the published sold-property record, the home closed on October 19, 2026, for $9,300,000. The episode’s property information lists an asking price of $9,500,000.

  • 5 bedrooms and 8 total bathrooms
  • 6,248 square feet
  • 0.68-acre lot
  • Highlands at Breckenridge setting near golf and Nordic skiing

As we look through the photos on the show, the views and natural light stand out immediately. Large windows open the living spaces toward the mountain setting, and the kitchen combines a waterfall-edge island with warm wood finishes.

We also look at the shower, sauna, wine storage and rooftop deck. It’s an impressive collection of spaces for spending time at home after a day outside, and it makes for a fun property tour with Benji.

In the episode, I note that the home went under contract in nine days. That’s the contract timeline discussed on the show, rather than the time from listing to closing. It’s another example of why looking at individual properties can tell us more than treating the entire market as one story.

This is a closed sale, so it’s a chance to explore what sold and why the property stood out. If you’re looking for a home with similar features, I’d be happy to help you explore the available options.

Ski Season Update: What Changed After Recording

Updated October 30, 2026: We recorded this episode on October 26, before Keystone and Arapahoe Basin announced their opening dates.

Arapahoe Basin opened October 28, and Keystone announced October 30 as its opening day. That updates the “as soon as possible” references you’ll hear in the video.

Breckenridge and Copper Mountain are both targeting Friday, November 6. Opening plans and available terrain depend on conditions, so check directly with your mountain before heading out.

Benji asks which mountain I want to ski first. My answer is pretty simple: whichever has the most snow. I love getting out at our local mountains, and seeing snow on the ground makes those first turns feel that much closer.

Warren Miller’s Days Off at Warren Station

For a little more winter inspiration, Warren Miller’s Days Off is coming to Warren Station in Keystone on November 6–7.

  • Friday, November 6: Doors at 5:30 p.m.; film at 6 p.m.
  • Saturday, November 7: Films at 3:30 p.m. and 6:30 p.m.; doors open 30 minutes before each showing.

Tickets are listed at $10–$17 per show before taxes and fees, with ticket proceeds benefiting Dillon Valley Elementary. Check the Friday event details or Saturday event details for tickets and updates.
